OVVA is a set of three towers two with residential units and one containing office distributed on a 9,000 square meter plot in Tijuana’s urban landscape. The decision to raise the project above ground level through the amenity buildings and club house creates terraces in the form of elevated gardens that provide greater privacy and security. Although they have same footprint and finishes, the distribution and façades of the three towers have different typologies. For the offices, glazing and borderless precast concrete panels crease energy efficiency. Inside, the individual workspaces are smaller to give priority to the communal areas to offer users dynamism and fluid movement. The residential blocks of 23 and 20 stories have terraces and balconies that to some extent expand the rooms and communal areas, taking the interior life outside and vice versa. The structure is resolved in both cases through pre-cast white concrete, like a handrail, which shapes the balconies. The intention is to protect the interiors from solar gain and to reduce the need for equipment such as air conditioning and electrical installations. The club house is developed on three levels and connects the street to the garden. This design allows it to work as an independent body that concentrates the social area. The amenities include gardens, a tennis court, sports areas, and a dog- walking area. The ovoid geometry of all the spaces is visible from the entrance. The towers have a groove that defines the oval form at the same time as placing the orthogonal interiors into relief, with a design which predominantly consists of neutral tones, natural-hued fabrics, and organic materials.
